Finding and applying

How do I hear about homes to rent?

We share homes that become available on our social channels. You can also message us on WhatsApp with the area, number of bedrooms, budget and move-in date you want, and we will let you know about suitable homes.

How do I arrange a viewing?

Message us on WhatsApp about the home you are interested in. Viewings are arranged in advance.

What will I have to pay before I move in?

At most a holding deposit of up to one week's rent, a tenancy deposit of up to five weeks' rent (six if the annual rent is £50,000 or more) and up to one month's rent in advance, paid only after you sign the tenancy agreement. Letting and admin fees for tenants are banned.

What is a right to rent check?

Before a tenancy starts, every tenant aged 18 or over must have their right to rent in England checked. Everyone is checked, whatever their nationality.

Can I be refused because I receive benefits or have children?

No. Since 1 May 2026, landlords and agents cannot refuse to rent to someone because they receive benefits or have children.

While you rent

Something has broken – what do I do?

If you smell gas, call the National Gas Emergency Service on 0800 111 999. If there is a fire or danger to life, call 999. Otherwise, message us on WhatsApp with what has happened, where, when it started and a photo, and we will agree the priority with you.

Can my rent go up?

Rent can only go up once a year, and not in the first 12 months of a new tenancy. The landlord must use Form 4A and give at least two months' notice, and you can challenge an increase that is above the market rent.

Can I keep a pet?

You can ask. The landlord must consider your request and should give a reason if they refuse.

Is my deposit protected?

Yes. It must be protected in a government-approved scheme within 30 days of being paid, and it stays protected for the whole tenancy.

Moving out

How much notice do I need to give?

Two months, in writing, ending on or the day before a rent day. Keep paying rent during the notice period. You and your landlord can agree in writing to a shorter notice period.

How do I get my deposit back?

Once you and your landlord agree how much you will get back, it must be returned within 10 days. If you disagree, the deposit stays protected in the scheme until the dispute is sorted out.

Can my landlord evict me without a reason?

No. Section 21 "no fault" evictions ended on 1 May 2026. A landlord needs a legal ground for possession and must give the right notice, usually four months.
