Five steps to a calm handover

  1. Check your agreement

    Look at the notice period in your current agency agreement and any fee for ending it. We can go through the terms with you.

  2. Agree a date

    We agree a handover date with you that fits the notice period and the rent cycle.

  3. Collect the documents

    We request the tenancy agreement, certificates, inventory, deposit details and rent records from your current agent.

  4. Keys and deposit

    We collect the keys and check where the deposit is protected, so its protection continues through the handover.

  5. Tell the tenants

    Your tenants get our contact details and the rent payment details in writing, so they know exactly what happens next.

Documents we ask your current agent for

Having these in one place means nothing is missed, and any gap – such as an out-of-date certificate – is spotted early.

  • The tenancy agreement, or the written terms for a verbal tenancy
  • Proof that the Renters' Rights Act Information Sheet was given, where it applied
  • The current gas safety record, electrical report and EPC
  • The deposit protection certificate and the prescribed information given to the tenant
  • The check-in inventory and any visit reports
  • Right to rent check records
  • Any council licence for the property
  • The rent account, including any arrears, and all sets of keys

Questions about changing agent

Do my tenants need a new tenancy agreement?

Changing agent does not by itself change the tenancy. Since 1 May 2026, most tenancies in England are rolling assured periodic tenancies with no end date, and they carry on as they are.

Will my current agent charge me for leaving?

It depends on your agreement. Some include a notice period or a fee for ending it, particularly for tenants the agent found. Check your terms first; we are happy to go through them with you before you give notice.

What happens to the tenant's deposit?

It must stay protected in a government-approved scheme throughout. We check which scheme holds it and who is responsible for it, and agree the handover with your current agent.

Will my tenants be disturbed?

We aim for a handover they barely notice: one clear message explaining who to contact, how to pay rent and how to report a repair.
