Valuation and preparation
A recommended asking rent with the reasons behind it, and a clear list of anything to put right before marketing.

Marketing
An honest advert with a stated asking rent. Since 1 May 2026, offers above the advertised rent cannot be invited or accepted.

Viewings
Viewings by appointment, so applicants see the home properly and get straight answers.

Referencing and checks
Tenant referencing, and a right to rent check for every adult who will live there, before the tenancy starts.

Tenancy set-up
The written tenancy terms, deposit protection within 30 days and the safety certificates given to the tenant. A photo inventory is available too.

We recommend an asking rent for your home and explain how we reached it. The Peterborough average was £1,012 a month in August 2026 (ONS), but averages are not a valuation.
Before the tenancy starts
Getting the property ready to let
The main legal checks for a rented home in England. We arrange the certificates at fixed prices when you ask. The rules changed on 1 May 2026 – see our Renters' Rights Act checklist.
- A gas safety check every year by a Gas Safe registered engineer, where there is gas
- An electrical safety check at least every 5 years by a qualified person
- A smoke alarm on each storey with living space, and a carbon monoxide alarm in any room with a fixed combustion appliance (not gas cookers)
- An Energy Performance Certificate rated E or above, unless an exemption applies
- A council licence, if the home is in a Peterborough licensing area or is a licensable HMO
- Right to rent checks for every adult tenant, and the deposit protected within 30 days
After move-in

Tenant find is one month's rent. Rent collection only is 8% of the rent collected, and full management 12% with no set-up fee, each plus the tenant find fee. No VAT is added.
