What tenants can be asked to pay

Under the Tenant Fees Act 2019, tenants can only be asked for these payments. Tenants pay nothing else to rent a home.

  • Rent, once the tenancy agreement has been signed – at most one month in advance
  • A refundable holding deposit, capped at one week's rent
  • A refundable tenancy deposit, capped at five weeks' rent where the annual rent is under £50,000, protected with the Deposit Protection Service (DPS)
  • A change to the tenancy that the tenant asks for: £50, or more only if our reasonable costs are higher, with proof
  • A payment if the tenant leaves without giving the correct notice, capped at the rent due for the notice period
  • Interest on rent 14 or more days late, at no more than 3% above the Bank of England base rate, only if the tenancy agreement says so
  • Replacing a lost key or security device: our reasonable cost, shown to the tenant in writing
  • Utilities, communication services, TV licence and council tax, where the tenancy says the tenant pays them
