Shared houses and HMOs
HMO letting and management in Peterborough
A shared house has more to get right than a single let: licensing, safety certificates and records for several tenants. We help with the licence application and the paperwork, and talk through the service that fits your house.
Licensing first
Does your shared house need a licence?
In Peterborough, an HMO with 5 or more people needs a mandatory licence, and since 26 January 2026 an HMO with 3 or 4 people needs an additional licence. Letting one that should be licensed without a licence is an offence. Our HMO licensing guide explains how to tell, with the council's examples and sources.
We prepare the application with you and deal with the council. The council's own fee is paid to the council on top of ours.
| Item | Price |
|---|---|
| HMO licence application, done with you | £250 |
| Council fee, additional HMO licence for 3 or 4 people (Part A £588, Part B £512), paid to the council | £1,100 |
No VAT is added to our prices. Council fees checked 28 September 2026; the fees page and the council's pages are the authority.

Letting and management
Which service for a shared house?
The same four routes are open for a shared house: tenant find, rent collection, full management and guaranteed rent where the house suits it. Because a shared house has several tenants, the terms for yours are discussed and confirmed in writing before you decide, rather than quoted here.
The standard prices for a single let are on the landlord fees page.
