What the latest official figures say about rents and house prices in Peterborough, and what they do – and do not – tell you about your own property.

The short answer

The average private rent in Peterborough was £1,012 a month in August 2026, up 4.9% from £965 a year earlier. That is a faster rise than across the East of England (3.5%), although the regional average rent is higher, at £1,289.

Over the year, the average rent for three-bedroom homes rose by 5.3%, and for homes with four or more bedrooms by 4.4%.

Rents for terraced homes rose by 5.2% over the year, and for detached homes by 4.4%.

House prices in Peterborough

The average house price was £235,000 in July 2026 (provisional), in line with a year earlier. By type: detached £379,000, semi-detached £243,000, terraced £191,000, and flats and maisonettes £112,000. First-time buyers paid £206,000 on average.

What this means for landlords

Averages are useful context, but they are not a valuation. The rent your home can achieve depends on its size, condition, exact location, furnishing and what similar homes nearby are letting for. Since 1 May 2026, adverts must also state an asking rent, and offers above it cannot be invited or accepted – so setting the right rent from the start matters more than ever.
