Property care that does not stop after move-in

Small problems are cheaper to fix early. We coordinate repairs through one clear route, arrange the safety checks a rented home needs and help with licensing, so the property stays in good order and the tenancy runs smoothly.

Report, triage, arrange, update, resolve

Every repair follows the same five steps. The exact response depends on the issue and the arrangements for the property, so we do not promise fixed response times – we do make sure everyone knows what is happening.

  1. Report

    The tenant tells us what has happened, where in the home, when it started, with photos if possible.

  2. Triage

    We check it is safe and agree how urgent it is. Anything dangerous goes to the emergency services first.

  3. Arrange

    We book a suitable contractor and agree access with the tenant. Above an agreed limit we ask you first, except in emergencies.

  4. Update

    You and the tenant are kept informed, including when a visit is booked or plans change.

  5. Resolve

    We confirm the work is done properly and keep the record with the property file.

Certificates arranged when you ask

We arrange the checks a rented home in England needs, at fixed prices: gas safety £80, electrical report £150, EPC £100.

  • Gas safety check, every year, by a Gas Safe registered engineer
  • Electrical installation condition report, at least every 5 years
  • Energy Performance Certificate
  • Smoke and carbon monoxide alarms fitted and tested
  • Legionella risk assessment
  • Selective and HMO licence applications, done with you and the council

Inventories and check-out reports

A photo inventory and check-in report records the home's condition at the start (£120). At the end, a check-out report compares the property with it (£90), so any proposed deductions are clear. If you and the tenant cannot agree, the deposit stays protected in the scheme until the dispute is sorted out.
